Terms and Conditions

The following Terms and Conditions constitute the terms and conditions for the Online Loan Request Response Time Guarantee, Guaranteed Fees Up-Front, On Time Closing Guarantee, and Customer Satisfaction Guarantee offered by American Associates Mortgage:

Online Loan Request Response Time Guaranteed

Within 2 Business Hours of receipt of your submitted online loan request, you will be contacted by phone or e-mail by your personal Loan Consultant to discuss your needs. If you do not receive a phone call or e-mail from us within this time period, upon verification by us of internal conversation logs, any e-mail records, and telephone records, we will provide you a credit of $200 towards your closing costs. Business hours, for the purpose of this Online Loan Request Response Time Guarantee, are 8:00 AM through 6:00 PM Pacific, Monday through Friday. To qualify for this guarantee, you must send us a written request by e-mail prior to the preparation of your final loan documents. This Online Loan Request Response Time Guarantee is subject to revision or revocation at any time without notice.

Guaranteed Fees Up-Front

On mortgage refinance transactions, we guarantee the total non-recurring closing costs, including title company charges, and escrow company charges, will not increase from the time your loan application is pre-approved and the time your loan closes with us. Recurring expenses collected at the closing are not covered in our guarantee, including prepaid interest, property taxes, and other taxes and insurance. Any expenses charged by your current lender in connection with your payoff are not covered by our guarantee. Appraisal fees are not covered by our guarantee. This guarantee assumes your loan amount, rate and points option, loan program, and any factors that may affect lender approval do not change from the time your application is pre-approved and the time your loan closes with us. On purchase loan transactions, we guarantee total loan fees will not increase from the time your loan application is pre-approved and the time your loan closes with us. Title company charges and escrow company charges are not covered by our guarantee for purchase loans, because they are negotiated between the seller and buyer. Recurring expenses collected at the closing are not covered in our guarantee, including prepaid interest, property taxes, and other taxes and insurance. This guarantee assumes your loan amount, rate and points option, loan program, and any factors that may affect lender approval do not change from the time your application is pre-approved and the time your loan closes with us. On Time Closing Guaranteed

Your home purchase loan will close on time or we'll credit you $300 towards your closing costs. This On Time Closing Guarantee only applies to home purchase loan transactions. To qualify for this guarantee, you must provide us a written request by e-mail prior to the preparation of your final loan documents. In addition, to qualify for this guarantee, you must sign and/or return documents promptly during the loan process when requested. On home purchase loan transactions, we will close your loan on the date established by the seller and buyer in their purchase agreement, provided that your loan application is pre-approved through us at least 30 calendar days prior to the escrow closing date. This guarantee does not cover delays caused by the seller, the buyer, their agents or third-party service providers selected by them, as well as delays by the title company or escrow company. This On Time Closing Guarantee is subject to revision or revocation at any time without notice.

Customer Satisfaction Guaranteed

If during your loan process, you are not 100% satisfied with the service you received from us, we'll credit you $100 towards your closing costs.
